Leak Repair & Regrouting in Victoria Park

What we see in Victoria Park

Victoria Park sits just across the Causeway from the city, which has made it one of the most heavily redeveloped inner suburbs in Perth. The result is two quite different sets of bathrooms sharing the same streets. The older housing — interwar and post-war cottages and bungalows on the original lots — mostly has a bathroom that was retrofitted into a room never built to be one, tiled over a bed of sand and cement and grouted with a cement-based product that stopped doing much waterproofing decades ago.

Against that sits a great deal of newer building: villas, townhouses and apartment blocks added through subdivision and infill from the 1990s onward. Those fail differently, and not from age. The tiling is sound and the membrane beneath it is usually still working; what has gone is the grout and the silicone sitting on top of them, which reach the end of their service life at around the twenty-year mark whatever else is going on.

A good share of that newer stock is strata-titled and tenanted, so the person who notices the problem, the person who owns the wet area and the person who approves the repair are frequently three different people. We quote in writing before anything starts for exactly that reason, and we are comfortable working to an agency or strata manager rather than the occupant.

    Stone-look shower regrout

    Problem
    Grout across the floor of a beige stone-look shower had gone patchy and discoloured, worst along the joints at the edges of the base and around the waste. The junction at the right-hand wall had darkened and collected debris, and the finish across the base had lost any evenness it once had.
    Solution
    Deteriorated grout was ground out across the base and replaced, and the junctions where the base meets the walls were resealed, returning a clean and uniform finish across the floor. The work was carried out entirely from the surface: the original tiling was kept and no tiles were removed.
